UK’s largest property developer trials IoT systems

The HQ of Land Securities in Central London is now home to an Internet of Things experiment.
Data allows building managers to understand and optimise space utilization, allowing conference rooms, for example, that are not being used for meetings, to be temporarily used as office space. 

Three conference rooms have been transformed into living laboratories at the offices of the UK’s largest commercial property company, Land Securities, with the aim of proving the values of connected lighting.

The aim of the project is to confirm that connected lighting can bring a great deal of value to an office and the experiment aims to show how the technology can improve building management.

Each of the three rooms in the London HQ has its own lighting concept, each able to show the different control possibilities and improved user experiences that the technology offers.

The first of the three rooms features a lighting system comprised of LED luminaires that have a built-in radio module. The fixtures have the ability to reduce energy needs by nearly 50 per cent and this is done without having to interfere with the existing installation.

The lighting system in the three rooms is controlled via Litecom, a lighting management system which also enables data services. The system works in association with the existing DALI instillation and in the future it will also be able to support technologies including Power over Ethernet (PoE).

The lighting has been provided by Zumtobel Group Services (ZGS), which aims to provide data services to facilitate space management and the remote monitoring of lighting. The new HQ has been equipped with the Slotlight linear luminaire as well as Panos downlights.

In the second room, human centric light is considered and Litecom is utilised to control tunable white luminaires. The focus of this room is the increasing of people’s productivity and well-being through lighting.

The third room concentrates on connectivity. Here the intelligent lighting system reacts to the way the meeting room is being used and it is able to adapt to different discussion and presentation scenarios.

The occupancy data collected is analysed and visualised on a cloud-based dashboard that has been co-developed between Bosch and Zumtobel Group Services (ZGS).
